Commercial & Industrial Property Valuations
PWE Property Consultants & Valuers values commercial, industrial and retail property across the Perth metropolitan area for owners, investors, accountants, solicitors and government. Every report is prepared by a licensed valuer with over 20 years’ experience.
Property we value
- Warehouses, factories and industrial units
- Offices and strata offices
- Showrooms and bulky goods premises
- Retail shops and neighbourhood shopping centres
- Mixed-use buildings
- Vacant commercial and industrial land, and development sites
Why owners need a commercial valuation
- Self-managed super fund reporting, where the fund owns the property
- Capital gains tax and stamp duty, including transfers between related entities and restructures
- Financial reporting and balance sheet purposes
- Buying, selling or negotiating with a co-owner
- Market rent reviews and rental determinations
- Compensation where land is acquired or reserved for a public purpose
- Deceased estates, partnership changes and property settlements
Our reports are prepared for these purposes. They are not mortgage security valuations.
How we value commercial and industrial property
The method depends on the property and how it is held:
- Capitalisation of income. For leased property, the net market income is capitalised at a yield drawn from sales of comparable investments.
- Direct comparison. For vacant and owner-occupied property, by reference to sales of similar premises on a rate per square metre.
- Summation. Land value plus the depreciated replacement cost of the improvements, used as a check or where sales evidence is thin.
For leased property we read the lease, because the rent, the review terms, the outgoings and the remaining term all affect value.
Why choose PWE?
PWE’s three directors are all licensed valuers, each with more than 20 years’ experience in Perth’s commercial, industrial and retail markets. We are regularly instructed by property owners, accountants, solicitors and local governments, and you deal directly with the valuer who inspects the property and signs the report.
Frequently asked questions
My business occupies the property. How is it valued?
Usually on the basis of vacant possession, or on a market rent where a lease to your business is in place or will be put in place. For super fund property, the lease to a related party should be at market rent, which we can also assess.
What do you need from me?
The address, the purpose and date of the valuation, a copy of any lease and a statement of outgoings, building areas if you have them, and access for an inspection.
Do you value the business as well?
No. We value the land and buildings. A business valuation is a separate exercise, normally carried out by an accountant.
Can you value a property as at a past date?
Yes. See retrospective valuations.
Which areas do you cover?
We value property throughout the Perth metropolitan area.
