Land Acquisition, Resumption and Compensation Valuations
PWE Property Consultants & Valuers provides independent compensation valuations across the Perth metropolitan area where land is acquired, resumed or reserved for a public purpose. We act for landowners, businesses and acquiring authorities, and every assessment is prepared by a licensed valuer with over 20 years’ experience.
What is a compensation valuation?
When a government agency or local authority takes land, or an interest in land, for a public work such as a road, rail line or utility corridor, the owner is entitled to claim compensation. In Western Australia the process is governed by Parts 9 and 10 of the Land Administration Act 1997. A compensation valuation assesses what the owner has lost, so that a fair figure can be negotiated or determined.
What compensation can cover
Depending on the circumstances, a claim may include:
- The market value of the land taken
- Severance and injurious affection, where a partial taking reduces the value of the land that remains
- Consequential losses that result directly from the taking, such as relocation and disturbance costs
Your legal adviser can confirm what you are entitled to claim. We provide the valuation evidence to support it.

Why choose PWE for compensation valuations?
Compensation work is a specialist field. It calls for an understanding of the legislation, planning controls and the before-and-after method, as well as the local property market. Our directors have assessed compensation for both landowners and government, including strategic State infrastructure projects, land affected by Metropolitan Region Scheme reservations and environmentally constrained property. That experience on both sides helps us produce assessments that stand up in negotiation.
Frequently asked questions
I have received a notice that my land is to be taken. What should I do?
Get independent legal and valuation advice early, before responding to any offer. Time limits apply to objections and claims.
Do I have to accept the authority’s offer?
No. An offer is usually based on the authority’s own valuation. An independent valuation lets you test that figure and negotiate from an informed position.
Only part of my land is affected. Can I still claim?
Yes. A partial taking is commonly assessed by comparing the value of the property before and after the acquisition, which captures any loss in value to the land you keep.
My land is reserved under the Metropolitan Region Scheme. Am I entitled to compensation?
Possibly. Entitlement depends on when you acquired the land and what has happened since, and should be confirmed by a lawyer. We can assess the amount of any injurious affection.
Which areas do you cover?
We act on matters throughout the Perth metropolitan area.
