Capital Gains Tax Valuations

PWE Property Consultants & Valuers provides independent capital gains tax (CGT) valuations across the Perth metropolitan area for property owners, accountants, financial advisers, solicitors and executors. Every report is prepared by a licensed valuer with over 20 years’ experience.

When do you need a capital gains tax valuation?

A CGT valuation establishes the market value of a property at a specific date, so that the capital gain can be calculated correctly. Common situations include:

  • Your home becomes an investment property. When you move out and start renting the property, a valuation at that date sets the starting value for future CGT calculations.
  • An investment property becomes your home. Two valuations may be needed: one for when the property was first rented and one for when you moved back in.
  • Selling a property that was once your home. A retrospective valuation is often required as at the date it first produced income.
  • Inherited property. Executors and beneficiaries commonly need the market value as at the date of death.
  • Transfers between family members or related entities. Where a property changes hands for less than full price, market value at the transfer date is generally required.

Retrospective valuations

Many CGT valuations are needed for a date well in the past, sometimes ten or twenty years ago. We regularly prepare retrospective valuations, drawing on sales evidence from the relevant period and our long experience of the Perth market at the time.

Capital gains tax changes from 1 July 2027

The CGT rules change on 1 July 2027, and the market value of your property on that date will be used to work out the tax when you eventually sell. See our page on CGT valuations as at 1 July 2027.

What your valuation report includes

  • An inspection of the property
  • Title and property details
  • Analysis of comparable sales evidence at the valuation date
  • A clear market value as at the required date or dates
  • A signed report by a licensed valuer, suitable for your accountant and for Australian Taxation Office (ATO) purposes

Why choose PWE for your CGT valuation?

PWE is an independent Perth valuation practice. Our three directors are all licensed valuers, each with more than 20 years’ experience, and we are regularly instructed by accountants and financial advisers on behalf of their clients as well as by property owners directly. You deal with the valuer who inspects your property and signs your report.

We also provide stamp duty valuations and SMSF property valuations.

Frequently asked questions

Can you value a property as at a date years ago?

Yes. Retrospective valuations are a large part of our CGT work. We assess the property as it was at the relevant date, using sales evidence from that time.

Is a real estate agent’s appraisal enough?

An agent’s appraisal is an estimate, not a formal valuation. A report by a licensed valuer, supported by sales evidence, is far easier to defend if the figure is ever questioned.

What do you need from me?

The property address, the date or dates the valuation is required for, and access for an inspection. Details of any renovations or changes since the valuation date are also helpful.

Which areas do you cover?

We value property throughout the Perth metropolitan area.

How long does it take?

Reports are completed promptly, and we will confirm timing when you instruct us.
