Pre-Purchase & Pre-Sale Valuation Advice
PWE Property Consultants & Valuers gives independent valuation advice to buyers and sellers of property across the Perth metropolitan area. Our advice comes from a licensed valuer with over 20 years’ experience who has no interest in whether the sale goes ahead.
Before you buy
A pre-purchase valuation tells you what a property is worth before you commit to a price. It is most useful when:
- you are making an offer on a property with few comparable sales
- you are bidding at auction and need a limit
- the property is being sold off-market or privately, with no agent involved
- you are buying from a relative, a neighbour or a business partner
- you are buying a commercial or industrial property, or a development site
Before you sell
A pre-sale valuation gives you an independent view of value before you set a price or accept an offer. Sellers use it when:
- selling privately without an agent
- setting an auction reserve
- selling to a tenant, neighbour or family member
- agents’ appraisals are a long way apart
- acting as an executor, trustee or attorney, with a duty to obtain a proper price
How this differs from an agent’s appraisal
An agent’s appraisal is free because the agent hopes to win the listing. A valuation is a paid, independent opinion from a licensed valuer, based on an inspection and an analysis of comparable sales, and the valuer is not affected by the price achieved.
What you receive
- An inspection of the property
- Analysis of the most relevant recent sales
- Comment on the features that add to or detract from value, including zoning and any issues on the title
- A market value, in a signed report by a licensed valuer
Our reports are prepared for your own decision-making. They are not mortgage security valuations.

Frequently asked questions
Can you value a property I do not own yet?
Yes, provided the seller or agent allows access for an inspection.
Will the valuation match the price I pay?
Not necessarily. A valuation is an opinion of market value based on evidence. A particular buyer may pay more, or a seller accept less, for their own reasons.
Can the report be kept confidential?
Yes. The report is prepared for you and is not released to anyone else without your instruction.
What do you need from me?
The property address, your timeframe, and a contact for access.
Which areas do you cover?
We value property throughout the Perth metropolitan area.
